It is every person's dream to buy his own house. But if caution is not taken while turning this dream into reality, then all the money can be lost and legal hassles can fall on the head. A little negligence in property dealing can spoil your hard-earned money. Therefore, before buying a house or land, there are some important things which are very important to keep in mind point-to-point. If you hurry a little while buying a house, or close your eyes in greed and negligence, then the same dream can become a nightmare. In today's era, fraud, cheating, fraud and complicated legal issues have increased so much in the real estate business that a deal done without proper investigation can land a person on the road.

1. Check the land documents (Title Verification):

First of all, see whether the title of the land or house is clear or not. That is, whether the person who is selling the property is its real owner or not. For this, get the registry, mutation, khasra-khatauni, NOC and court documents checked. If the title is not clear, there may be a dispute in the future.

2. Is there a loan or case on the land? (Encumbrance Check):

There may be a loan outstanding from a bank or institution on the land or a case may be going on in the court. Check the complete record of all these. Make sure to get an NOC from the bank that there is no loan outstanding on that property.

3. Government Approvals:

If you are buying a flat or a builder project, then check whether the builder has all the necessary government permissions or not. Such as RERA registration, building plan approval, environmental clearance etc.

4. What is the use of the land? (Land Use Check):

Check whether the land use of the land on which the house is built or is going to be built is legal or not. Is it agricultural land on which residential construction is illegal?

5. Agreement to Sale before registration:

Before buying a house, an agreement is made in which the price, terms and mode of payment are written. Get it prepared by a good lawyer so that there is no problem later.

6. Check old outstanding taxes and bills:

Get information about old house tax, electricity-water bills and society's outstanding payments. It may happen that after buying you have to pay the liabilities of the old owner.
